Planning concerns have been raised by councillors in Tenby over an application to build a new 4-bedroom dwelling on one of the main routes into the seaside town.
The application which will be determined by members of Pembrokeshire Coast National Park Authority would see the construction of the dwelling with detached garage on a vacant plot at Bryn Y More on Narberth Road, with principle access off a private road and also proposed access for additional parking off the adjoining highway.
Discussing the proposals at a meeting of Tenby Town Council on Tuesday night, members voiced their concerns about the scale and massing of the proposal on a relatively small site.
Councillors said that they were particularly concerned as to the scale of the proposed garage which occupies almost the same footprint as the four-bedroomed dwelling as they feel it will have a detrimental effect on the amenity of neighbouring properties contrary to Policy 31 of the Local Development Plan.
Members are also concerned about the proposal to create a new access and egress for hard-standing parking spaces onto Southlands near to its junction with Narberth Road due to inadequate visibility which could create potential vehicle conflict relating to traffic movements into the estate. They recommended refusal to PCNPA.
County councillor for Tenby’s North ward, Cllr Michael Williams has also contacted the Authority stating that he considers aspects of the proposals as ‘over development’.
“The siting of the main house is acceptable but a much larger structure than the previous application,” he stated.
“Landscaping is adequate with the large tree witch had a TPO on it and was removed, being replaced by a beech. The proposed landscaping is adequate.
“I have two concerns though, first, the proposed garage appears out of proportion, although lower in height than the previous application, it is visually very dominant, and wide, which would mean vehicles parking on the access in Bryn Y Mor, blocking their access.
“This garage would be visually dominant and, in my view, constitute an over development of what is a small and quite congested site. The scale of this garage will have a detrimental impact on number one Southlands,” continued Cllr Williams.
“Second, there appears to be a vehicular access for parking for two vehicles from the Narberth Road to this development at Bryn Y Mor.
“Any access from this road would be dangerous at this point due to the proximity of the main access from Southlands to Narberth Road,” he added.
The application (ref: NP/23/0207/FUL) will be determined by PCNPA’s development management committee in due course.
