House prices increased by 1.3% in Pembrokeshire in April, new figures show.

The rise contributes to the longer-term trend, which has seen property prices in the area grow by 2.5% over the last year.

The average Pembrokeshire house price in April was £237,425, Land Registry figures show – a 1.3% increase on March.

Over the month, the picture was different to that across Wales, where prices decreased 1.3%, and Pembrokeshire was above the 0.5% rise for the UK as a whole.

Over the last year, the average sale price of property in Pembrokeshire rose by £5,800 – putting the area 17th among Wales’s 22 local authorities with price data for annual growth.

The highest annual growth in the region was in Merthyr Tydfil, where property prices increased on average by 11.6%, to £162,000. At the other end of the scale, properties in Anglesey lost 3.1% of their value, giving an average price of £225,000.

First steps on the property ladder

First-time buyers in Pembrokeshire spent an average of £213,100 on their property – £5,100 more than a year ago, and £63,400 more than in April 2018.

By comparison, former owner-occupiers paid £264,500 on average in April – 24.1% more than first-time buyers.

Property types

Owners of flats saw the biggest rise in property prices in Pembrokeshire in April – they increased 1.8%, to £115,941 on average. Over the last year, prices rose by 1.2%.

Among other types of property:

  • Detached: up 1.3% monthly; up 2.7% annually; £333,691 average
  • Semi-detached: up 1.4% monthly; up 2.8% annually; £210,407 average
  • Terraced: up 1.2% monthly; up 2.2% annually; £175,491 average

How do property prices in Pembrokeshire compare?

Buyers paid 11.6% more than the average price in Wales (£213,000) in April for a property in Pembrokeshire. Across Wales, property prices are low compared to those across the UK, where the average cost £286,000.

The most expensive properties in Wales were in Monmouthshire – £362,000 on average, and 1.5 times the price as in Pembrokeshire. Monmouthshire properties cost 2.8 times the price as homes in Blaenau Gwent (£129,000 average), at the other end of the scale.

The highest property prices across the UK were in Kensington and Chelsea.
