Pembrokeshire County Council looks set to be disposing of one of Tenby's derelict eyesores.

The former Cottage Hospital site in Trafalgar Road is being recommended to be disposed of by private treaty or public auction.

The final decision will be made by the council's cabinet meeting on Monday, with the exact means of disposal to be determined by the director of developement.

The 0.4 acre piece of landhas been vacant since the demolition of the former hospital and decontamination of the land.

After extensive consultation, no council service identified a need for the site.

At its meeting last October, council resolved in response to a Notice of Motion to investigate the possibility of using the site for affordable housing and that a comprehensive study of sites in the town be undertaken to maximise capital receipts and identify appropriate opportunities for affordable housing.

A report to come before next week's meeting reveals that a property review carried out on all corporate property in the town identified the cottage hospital site as particularly valuable for residential development.

The report explains that Housing Association funding rules restrict the level of price they would be able to pay for the site to well below market value.

National Park planning policies within the JUDP and Affordable Housing Delivery Statement will require that any residential development includes 30 per cent affordable housing (subject to a viability assessment).

"Therefore, sale on the open market will achieve both of the aims of the Notice of Motion: maximum capital receipts and providing affordable housing," says the report.
